Brief History of Cooperative Group Housing Societies in Dwarka, New Delhi:

Dwarka Project has been conceived and undertaken by the Delhi Development Authority (hereinafter referred to as the DDA) to accommodate a population of about 1.1 million people. Dwarka, which has also been called Papankalan, is situated in the vicinity of Indira Gandhi International Airport. The total area of the scheme as was proposed was 5648 Hectares, out of which 1862 Hectares was proposed to be developed in Phase-I and 2098 Hectares in Phase-II. The balance area of 1688 Hectares was already a built-up area comprising of regularized/un-authorized colonies being maintained by the Municipal Corporation of Delhi (MCD).

CO-OPERATIVE GroupHousing Societies, after registration with the Registrar of Cooperative Societies, Delhi had applied, and got themselves registered with the DDA for allotment of land.

Our Society

In the year 1980, The Society, namely “The Delhi Transporters Cooperative Group Housing Society was formed. As appears from the name, the majority members belonged to be transporters of Delhi. This was registered on 20.01.1984 being its Registration No. 1379(GH) dated 20.01.1984. It adopted its name as “Joy Apartment”. The Joy Apartment is a famous and reputed name in the Dwarka area.

The First Phase of Dwarka Project was in progress during the year 1982 onwards. Our Society was allotted land being Plot No. 2 in Sector 2 Dwarka Phase I, consisting of area 15033.3642 sq. meters (approximately 5 Acres) This was among the big plots at that time. The Lease deed was executed by the DDA in Society’s favour in the year 2004. The Society appointed its Architect Sh. Preet Pal Singh, the drawings and lay-out plan were made and the same were got approved from the DDA. The total number of members in the Society were 180, therefore, 180 residential units were to be constructed. The three categories of flats were proposed and constructed in the society, these were / are - A+ Category (Area 159.930 sq. mtr.), A Category (area 129.182 sq. mtr) and B Category (area 93.595 sq. mtr). The society is situated at prime location of Dwarka, surrounded by all facilities like markets, bus stand, Metro station, schools and hospitals. The land area of society is big to accommodate large number of greeneries, flower plants, central park, Childrens’ play-ground, Badminton court, gym and Community Hall and several sitting corners, besides four blocks of residential units. The society fully covered with excellent CCTV system.

The Builder / contractor M/s Swati Housing Constructions Pvt. Ltd. were appointed for construction of the Society building. After completion of building construction, the draw of flats was conducted by DDA on 8th October 2008, the day was joyous and very happy event for all members. Our erstwhile (previous) Management Committee Members and Office Bearer did great labour and hard work, to maintain and develop our Society and system We all owe to them a lot. We are following up them and still developing more and more day by day. The comfortable living to our members is our motto and principle.

The Society has been given various awards. Some of the Awards are noteworthy, mentioned below:

• Cleanliness Award during the year 2010, given by MCD

• Harit Mitra Award during the year 2022, given by MCD through Hon’ble LG.

• Green society award and many more.

Special mention: Society has got installed Solar Plant with capacity of 800 KW. power generation on its roof, the same is functional and saving energy cost of the Society. The Society has compost machine to use the wet waist for making the good use. Society has beautifully maintained central Park and about 356 plants within society’s compound. Society has planned to extend the areas of its residential units under DDA’s FAR Scheme.
